Job Title: Site Maintenance Worker (with Grounds Responsibilities)
Reports to: Facilities Manager
Location: On-site – Market Overton, Rutland
Hours: Full Time – 40 hours per week (Mon–Fri 8:30am–5:00pm, 30 min break)
Salary: £29,972 per annum (Pay Point 11)

The Lodge Trust CIO is a Christian charity based in the village of Market Overton, Rutland. We provide supported living, residential care, day opportunities, and work-based activities for adults with learning disabilities.
Our 20-acre rural site includes residential homes, workshops, a café, gardens, woodland, and a camping and caravan site. Role Purpose
The Site Maintenance Worker plays a key role in maintaining a safe, functional, and well-presented environment across the Lodge Trust site.
The role combines general maintenance and repair responsibilities with practical external and grounds-based work, ensuring both buildings and outdoor areas are maintained to a high standard.
This is a hands-on, varied role, requiring a proactive approach and sound practical skills. The ability to work across outdoor estate maintenance tasks and additionally support the indoor maintenance aspect of the Facilities department.
Key Responsibilities and Duties
1. General Maintenance & Repairs
Carry out a wide range of general maintenance tasks across buildings and site infrastructure.
- Diagnose faults and complete repairs where appropriate; escalate more complex issues.
- Undertake planned preventative maintenance (PPM) and respond to reactive requests.
- Maintain fixtures, fittings, and basic building fabric (e.g. doors, locks, minor plumbing, basic carpentry).
- Ensure tools and materials are used safely and effectively.
2. External Maintenance & Grounds Support
- Maintain outdoor areas to a safe and presentable standard, including:
- Pathways, walkways, and access routes
- Fencing, gates, and boundaries
- Hard landscaping (e.g. minor paving repairs, edging, surfaces)
- Carry out routine grounds-related tasks such as:
- Hedge cutting and pruning (non-specialist level)
- Vegetation control and clearance
- Leaf clearance and seasonal upkeep
- Support safe access across the site year-round (including gritting and snow clearance).
- Assist with maintaining drainage channels, run-off areas, and external infrastructure.
3. Health, Safety & Compliance
- Work in line with Health & Safety, COSHH, fire safety, and organisational policies.
- Carry out monthly safety checks (internal and external areas).
- Identify and report hazards, defects, or risks promptly.
- Ensure all work is completed safely with appropriate PPE and risk awareness.
4. Contractors & External Services
- Support and liaise with external contractors on site.
- Ensure contractors follow site policies, procedures and safety requirements.
- Report any concerns to the Facilities Manager.
5. Site Presentation & Environment
Maintain a clean, safe, and welcoming environment across the site.
- Take pride in the appearance of both buildings and outdoor areas.
- Support environmentally responsible practices where possible.
6. Events & Operational Support
- Assist with site setup for events (e.g. marquees, external layouts, equipment movement).
- Support logistics including moving materials and preparing outdoor spaces.
7. Teamwork & Communication
- Work collaboratively within the Facilities Team.
- Communicate effectively with colleagues, residents, and visitors.
- Contribute to a positive and supportive working environment.
- Participate in an on-call rota for emergency maintenance support.
8. Resident-Centred Working
- Work respectfully in an environment supporting adults with learning disabilities.
- Maintain dignity, privacy, and sensitivity at all times.
- Where appropriate, support residents engaging in simple, supervised practical tasks.
About You
Essential:
- Basic standard of education, with sufficient literacy and numeracy to understand written instructions, safety information, and to complete maintenance and safety records.
- Relevant practical experience will be considered in place of formal qualifications
- Practical experience in general maintenance, repairs, or facilities building-related work (Minimum 2-3 years)
- Experience of basic external/grounds tasks (e.g. fencing, paths, vegetation control).
- Experience working in a hands-on, multi-task environment
- Basic understanding of Health & Safety requirements in a workplace or care setting.
- Ability to carry out a range of maintenance tasks competently.
- Basic skills in outdoor repair work (e.g. paths, fencing, minor landscaping).
- Good organisational and problem-solving skills.
- Ability to work independently and as part of a team.
- Basic computer skills (e.g. using email, completing digital records, logging maintenance tasks).
- Respectful, calm, and considerate approach when working in environments supporting adults with learning disabilities.
- Reliable, flexible, and adaptable, with a positive and team-focused attitude.
- Professional and trustworthy, with good awareness of boundaries and confidentiality.
- Willingness to work in line with the Christian ethos and values of The Lodge Trust.
Desirable:
- Trade qualification (e.g. NVQ/City & Guilds in maintenance, carpentry, plumbing, or similar).
- Previous experience working in a care, residential, education, or supported living environment.
- Experience carrying out planned preventative maintenance (PPM) and routine safety checks (e.g. fire safety).
- Experience liaising with external contractors.
- Knowledge of COSHH, fire safety, or compliance monitoring.
- Willingness to undertake relevant training to support the role (e.g. health & safety, fire safety, equipment use).
- Awareness of safeguarding requirements.
- An interest in people with learning disabilities and a commitment to serving them.
