Job Description: Project Manager – Social Housing Retrofit & Remediation
Location: Head Office, Units 1-6, Old Station, Higham, Bury St Edmunds
Reporting to: Senior Installations Operations Manager

Job Role
The Project Manager will take operational responsibility for the successful delivery of funded and unfunded social housing contracts, including retrofit, damp, mould and remediation programmes. The role will manage Project Coordination staff efficiently and work delivering in line with programme KPIs, contractual obligations and client expectations, maintaining client relationships and ensuring projects are delivered compliantly, efficiently and to a high standard. This is a fast-paced operational management role requiring strong leadership, organisation and communication skills. The successful candidate will drive team performance, manage operational challenges proactively and ensure customer and client expectations are consistently achieved.
Key Responsibilities
Operational Delivery
- Manage the day-to-day operational delivery of funded and unfunded social housing contracts
- Oversee retrofit, damp, mould and remediation programmes from mobilisation through to completion
- Ensure projects are delivered in line with programme timelines, contractual
- requirements and client expectations
- Monitor operational delivery against KPIs, SLAs and budget targets
- Identify operational risks and implement corrective actions where required
- Coordinate works across installers, subcontractors, surveyors and operational teams
- Support mobilisation and implementation of new contracts and service lines
Team Management & Leadership
- Lead, manage and develop Project Co-Ordinators.
- Set clear objectives, expectations and performance standards
- Conduct regular performance reviews and support staff development
- Promote a professional, accountable and customer-focused culture
- Support recruitment, onboarding and training of new employees
- Ensure teams operate in a structured, organised and process-driven manner
KPI & Performance Management
- Monitor and report on operational KPIs including programme delivery targets, customer satisfaction, SLA compliance, quality performance, contractor productivity and completion rates
- Produce operational reports for senior management and clients
- Drive continuous improvement across operational delivery
- Support efficiency improvements and process standardisation
Client & Stakeholder Management
- Act as a key operational contact for Housing Associations, Local Authorities and clients
- Attend client meetings and provide operational updates and reporting
- Build and maintain strong professional relationships with stakeholders
- Manage escalations and operational issues effectively and professionally
- Ensure customer and client satisfaction remains a priority across all projects
- Work collaboratively with technical, commercial and compliance teams
Compliance & Quality
- Ensure delivery aligns with company procedures, health & safety requirements and contractual obligations
- Support quality assurance and compliance activities across programmes
- Maintain accurate operational records and reporting
- Promote best practice and operational consistency across all projects

Retrofit, construction or property services experience
Knowledge of PAS 2030/2035

Schedule
The Project Manager – Social Housing Retrofit & Remediation will be based at the Aran Insulation Head office, in Higham and will work normal office hours Monday to Friday 9am to 5pm, however on occasions it will be required to work outside these hours and away from the head office. Staff are required to attend occasional training courses, conferences and meetings that may necessitate staying away from home overnight.
