Our access to capital and real estate is important but our most valuable asset is our team, and we are delighted now to be recruiting for a Preconstruction Manager.

The role

· Reporting to the Preconstruction Director, we are looking for an ambitious individual to work in our preconstruction team.

· You will manage the end-to-end site selection process for the Design and Construction (D&C) department coordinating with Apto’s site acquisition, design, finance and legal teams, investors, customers and landowners.

· You will be the single threaded owner of the process on behalf of D&C. You will coordinate the D&C department site selection deliverables, coordinating the design and due diligence process with our design team and commercial site assessment with our commercial team.

· You will create and update construction schedules detailing key components including transaction steps, design, power, permitting, procurement and construction deliverables per project.

· You will manage the technical aspects of all sites under the bidding and exclusivity stage, handing over successful transactions to the design, commercial, and delivery preconstruction team for execution.

· You will play an active part presenting sites under exclusivity to our customers, ensuring a clear understanding and balancing of their and Apto’s needs.

· You will manage Apto’s document sharing process for sites to ensure the most recent documents are available to the Apto Team.

· You will work closely with external partners (Joint Venture Partners, External Consultants, Statutory Bodies, Private Landowners etc.) to progress pre and post land sale due diligence and preconstruction activities.

· You will travel to project locations to undertake preconstruction activities, meet with sellers and determine the suitability of pipeline sites.

Basic Qualifications

· Degree in construction management, electrical engineering, quantity surveying, mechanical engineering, civil engineering OR seven years equivalent experience.

· 5+ years relevant preconstruction or construction experience with industrial or commercial construction projects.

· Demonstrable ability to manage early stage construction project deliverables.

· Demonstrable ability to lead contracts of €20m+ value.

· Project Scheduling skills in Microsoft Project or Primavera P6.

· Familiarity with construction management systems such as Procore.

· Excellent communication skills both written and verbal.

· Ability to work to, and meet, tight deadlines.

Preferred Qualifications

· Seven years of construction experience in the European data centre industry.

· Experience of working with large data centre providers in multiple European metros.

· Experience creating data centre schedules from scratch, covering the entire delivery lifecycle from site selection to operational handoff

· Experience managing due diligence and site selection processes.

· Proven track record in creating high quality consistent documentation for processes, standards and procedures.

· Experience developing data centre designs, in particular RIBA Stage 1.

· Strong leadership, collaboration and stakeholder management skills.
